Roof Inspections

Catching problems before they cost you. Professional roof inspections across the Central Coast.

    Roof Inspections

Most people don't think about their roof until something goes wrong. By then, a small problem has turned into an expensive repair.

Roof inspections catch issues early when they're cheap and easy to fix. RoofTop Company does roof inspections across the Central Coast. San Luis Obispo, Santa Maria, Grover Beach, Arroyo Grande, Nipomo, Atascadero, Paso Robles, and everywhere between.

We climb up there, look at everything, and tell you what we find. If nothing's wrong, great. If something needs attention, you'll know before it becomes a crisis.

    What a Roof Inspection Includes

We check your entire roof system. Not just the shingles.

We look at the roofing material itself. Shingles, tiles, metal panels, whatever you have. We check for damage, wear, missing pieces, and anything that looks like it might fail soon.

We inspect all the flashing. Around chimneys, vents, skylights, valleys, edges. Flashing is where most leaks start.

We check your gutters and downspouts. Clogged or damaged gutters cause roof problems. We look at vents and other penetrations. Make sure boots and seals are in good shape.

We inspect from inside your attic if possible. That's where we see leaks, ventilation problems, and structural issues.

Then we give you a detailed report of what we found.

How Often Should You Inspect Your Roof

Every two to three years is a good schedule for most roofs.

If your roof is older, maybe every year. If it's newer and in good shape, you can stretch it to three or four years.

After major storms, get an inspection even if you don't see obvious damage. Wind and hail can cause problems that aren't visible from the ground.

Before buying a house, always get the roof inspected. Sellers don't always know about problems or don't mention them. Before selling a house, an inspection helps you fix issues that might kill a deal or gives you documentation that the roof is solid.

    What We Look For

We've inspected thousands of roofs. We know what fails and what lasts.

Missing or damaged shingles are obvious. But we also look for shingles that are starting to curl, crack, or lose granules. Those are signs they're near the end.

Flashing is critical. We check for rust, gaps, loose sections, or places where the seal has failed. Most leaks come from bad flashing, not bad shingles.

We look for soft spots or sagging that indicate structural problems underneath. We check ventilation. Poor ventilation shortens roof life and causes other problems.

We look for moss, algae, or debris buildup. These can trap moisture and damage roofing materials. We inspect the condition of boots around vent pipes. Rubber degrades in sun and cracks over time.

    Attic Inspections Matter

The attic tells us what's really happening with your roof.

We look for water stains on decking and rafters. Those show current or past leaks. We check for proper ventilation. You need air flow to prevent heat and moisture buildup.

We look at insulation. Wet or compressed insulation means there's been water intrusion. We inspect the decking from underneath. Sometimes it's rotting and you can't tell from the top side.

We check for mold or mildew. That indicates moisture problems. The attic shows us problems before they show up inside your house.

    Storm Damage and Special Inspections

After a big storm, you might have damage you can't see from the ground. Wind can lift shingles without tearing them off completely. Hail can bruise shingles. Flying debris can dent metal roofing or crack tiles. We do post-storm inspections to find this hidden damage. That documentation helps with insurance claims too.

Pre-purchase inspections: Buying a house is expensive. Don't get stuck with a bad roof. We inspect roofs for home buyers all the time. We give you an honest assessment of condition, remaining life, and what repairs might be needed. A few hundred dollars for an inspection can save you thousands in unexpected repairs.

Pre-sale inspections: If you're selling your house, a roof inspection helps you fix problems before buyers find them. If your roof is in good shape, having documentation proves it. That makes buyers more comfortable and can justify your asking price.

Insurance inspections: Some insurance companies require roof inspections, especially if your roof is old. We provide detailed reports that satisfy insurance requirements. If you're having trouble getting insurance or your rates went up because of your roof, an inspection might help.

    What Happens After the Inspection

We give you a written report with photos.

The report lists everything we found. What's good, what's not, and what needs attention. We prioritize issues. Some things need immediate repair. Some can wait. Some are just things to watch.

We give you cost estimates for recommended repairs. Then you decide what to do. Maybe you fix everything. Maybe you just fix the urgent stuff. Maybe you're planning to replace the roof anyway and this just confirms that decision.

No pressure from us. We give you information, you make the choice.

    Common Problems and Roof Lifespan

Every inspection is different, but some issues come up a lot. Worn out shingles are common on roofs over 15 years old. Deteriorated flashing happens on almost every roof eventually. Clogged or damaged gutters show up all the time. Poor ventilation is surprisingly common, especially in older homes.

Part of every inspection is estimating how much life your roof has left. Asphalt shingles last 15 to 25 years depending on quality and conditions. Tile roofs last 40 to 50 years or more if installed properly. Metal roofing lasts 40 to 50 years minimum. We give you realistic estimates based on what we see, not generic numbers.

    Schedule Your Inspection

Don't wait until you have problems to get your roof inspected.

Call RoofTop Company and we'll schedule a time to come out. Usually we can get to you within a week or two, sooner if it's urgent.

We'll do a thorough inspection and give you a clear report on what we find. Then you'll know exactly what shape your roof is in and what, if anything, needs attention.

Peace of mind is worth the cost of an inspection.
