Roof Repair on the Central Coast
Not every leak means a new roof. We find where the water is actually getting in and fix it there.
- Shingle, tile, metal, and flat roof repair
- Leaks, storm damage, flashing, and pipe boots
- Honest estimates across San Luis Obispo and Santa Barbara Counties
Most Leaks Don't Need a New Roof
A stain on the ceiling doesn't automatically mean a tear-off. A lifted shingle, a cracked pipe boot, or flashing that has pulled away from a wall can usually be fixed in a day when the rest of the roof still has life in it.
Roofers who only run replacement crews tend to skip that look. We still do repairs, because a lot of the calls we get are a storm, a fallen branch, or one bad valley. We get up on the roof, trace the leak to its source, and repair that spot.
If we open it up and the deck is soft across a wide area, we'll tell you straight and price a replacement instead of stacking patches on a roof that's done.
Roof Problems We Repair
Roof Leaks
Water stains, drips, and damp attic insulation. Water often travels along the deck before it shows up inside, so the stain is rarely right under the hole. We trace it back.
Storm and Wind Damage
Lifted or missing shingles, slipped tiles, bent metal trim, and damage from fallen branches after a Central Coast storm.
Pipe Boots and Roof Vents
The rubber collars around plumbing vents crack in the sun and are one of the most common leak sources we find. Vents sealed with caulk instead of proper flashing fail the same way.
Flashing Failures
Chimney flashing, wall flashing, and skylight curbs. On this coastline, flashing sits damp all morning and bakes all afternoon, and it's usually the first part of a roof to fail.
Valleys
Valleys are where two roof slopes meet and carry the most water. Debris piles up there, and worn valley flashing lets water under the roof.
Skylight Leaks
Most skylight leaks come from the curb and flashing around the skylight, not the glass. We fix the flashing so the leak doesn't just move a few feet over.
Every Roof Type, Fixed the Right Way
Shingle Roof Repair
Replacing lifted, cracked, or missing asphalt shingles and the underlayment beneath them, matched as closely as possible to your existing roof. See Shingle Roofing.
Tile Roof Repair
We lift tiles from the affected section to inspect the underlayment and flashing, repair what failed, and reset your tiles. When the underlayment is failing across the roof, a tile relay usually beats a new roof. See Tile Roofing.
Metal Roof Repair
Loose or exposed fasteners, failed sealant at seams, and trim that doesn't fit. We fabricate trim in our own shop, so replacement pieces actually match your roof. See Metal Roofing.
Flat Roof Repair
Ponding water, blisters, and open seams on flat and low-slope roofs on homes and small commercial buildings.
How a Repair Works
- Inspect. We get on the roof and in the attic if needed, and find where the water is actually getting in.
- Explain. You get photos, a plain explanation of what we found, and a written price. If a repair makes sense, we say so. If the roof is done, we say that too.
- Repair. We fix the source, plus the nearby details that fail first: pipe boots, flashing, and valleys.
- Check. We walk you through the finished work.
If water is coming in right now, we can dry the area in and tarp it, then finish the repair when the weather allows. See Emergency Roof Repair.
Repair or Replace?
| What we find | What we usually recommend |
|---|---|
| One leak, rest of the roof in good shape | Repair |
| Storm damage to one area | Repair |
| A leak that keeps coming back after past patches | Repair the real source, or replace if the deck is soft |
| Leaks in several places, curling shingles, a repair every winter | Replacement |
| Soft or rotted decking across a wide area | Replacement |
When replacement is the right call, see Full Roof Replacement.
What Does Roof Repair Cost on the Central Coast?
The price depends on the roof type, how steep and high the roof is, how easy the damage is to reach, and what we find once it's open. You'll get a written price before work starts, and we stick to it unless we open the roof and find damage we couldn't see. If that happens, we call you before we spend more of your money.

Roof Repair FAQ
Can you just repair my roof instead of replacing it?
Usually, if the leak is in one area and the rest of the roof still has life in it. We'll tell you honestly if repairs no longer make sense.
Why does my roof keep leaking after it was repaired?
The repair probably treated the spot where water showed up instead of where it got in. Water can travel along the deck before it drips. We trace leaks back to the source, which is often a pipe boot, flashing, or a valley.
Can you stop a leak during a storm?
Yes. We can dry the area in and tarp it to stop water coming in, then make the permanent repair when the weather clears.
How long does a roof repair take?
Most repairs are finished in a day. Larger storm repairs can take longer depending on materials and weather.
Do you repair tile and metal roofs?
Yes. We repair shingle, clay and concrete tile, standing seam and other metal roofs, and flat roofs.
Will my insurance cover the roof repair?
It depends on your policy and the cause of the damage. Sudden storm or fallen-tree damage is often covered, while wear and age usually isn't. We document the damage with photos so you have what you need to talk to your insurer.
