When storms roll through the Central Coast, business owners often discover roof problems they didn't know existed. Water damage can happen fast, and by the time you see it inside your building, the problem has usually been there for a while. When you run a business on the Central Coast, your roof isn't something you think about every day - but it should be.
We've been doing commercial roofing Central Coast work for over 15 years now. Our trucks have been up and down Highway 101 from San Luis Obispo to Salinas more times than we can count. We know how the salty air from Morro Bay eats away at metal flashings. We understand why flat roofs in Atascadero need different drainage than ones in Santa Maria. This stuff matters when you're choosing a roofing contractor.
Your roof takes a beating out here. We get coastal fog that sits for weeks in the summer. Then we get those dry Santa Ana winds in fall that can lift shingles right off. Winter rains seem to be getting heavier, and if your roof wasn't installed right or if it's getting old, you're going to have problems.
Sheet Metal Contractor
When people think about roofing they usually picture shingles or tiles. But a lot of the real work happens with sheet metal. Those metal pieces around your vents, chimneys, skylights - that's where most leaks actually start. We do all our own sheet metal work in-house because it's that important.
As a sheet metal contractor, we fabricate custom flashing for every job. We've seen beautiful new roofs fail within a few years because the contractor didn't do the metal work right around ventilation systems or roof penetrations. Poor flashing leads to water intrusion, and once water gets into walls or insulation, you're looking at expensive repairs beyond just the roof.
Our sheet metal shop can make anything you need. Valley flashing for tile roofs. Drip edges for flat roofs. Custom chimney caps. Most roofing companies send this work out but we keep it in house so we control the quality. Read more about custom metal fabrication and how we bend metal for your building.
Why Sheet Metal Work Matters for Central Coast Buildings
The marine layer here is brutal on metal. Regular galvanized steel starts rusting within a couple years if it's not coated right. We use materials that can handle the salt air - copper for high end jobs, powder coated aluminum for most commercial work, and stainless steel when you need maximum durability. Properly installed metal work should last decades without issues.
When the rains come, we get calls from business owners with water pooling around their buildings. Most of the time it isn't the roof - it's clogged gutters. Restaurants, offices, retail shops - water spilling over gutters can run down walls and find its way inside the building through cracks or gaps you didn't even know existed.
Our gutter service covers everything from cleaning to complete replacement. We recommend cleaning gutters twice a year here on the Central Coast - once in spring after the rains and once in fall before they start again. Those oak trees drop leaves year round and if you have pine trees nearby, the needles pack into gutters like concrete.
We install seamless gutters on most commercial projects. The old style gutters with seams every ten feet? Those joints fail. Water gets behind them, rots out your fascia boards, and next thing you know you're looking at major repairs. Seamless gutters cost a bit more upfront but they last way longer and need less maintenance.
Gutter Problems We See All the Time
Undersized gutters are common around here. Some contractor years ago looked at your building and guessed at gutter size. But if your roof area is big or your slopes are steep, those five inch gutters can't handle the water volume during heavy rains. We've replaced gutters on shopping centers and office complexes because the originals were too small. During storms, water overshoots the gutters and erodes the landscaping.
Poor slope is another thing. Gutters need to slope toward the downspouts - at least a quarter inch for every ten feet. If they're flat or sloped the wrong way, water sits there and mosquitos breed in summer. Plus standing water leads to rust and leaks.
Sometimes a roof repair turns into something bigger. You take off the old roofing and find rotted decking underneath. Or the parapet walls need rebuilding. Or the HVAC unit needs to be relocated before you can install the new roof. That's when having general contractor capabilities really helps.
We're licensed general contractors so we can handle all the related work that comes up during roofing projects. Structural repairs. Framing. Siding replacement. Painting. When buildings need complete roof replacements along with other upgrades like solar panel installation, we can coordinate everything - roof tear-off, structural reinforcement where needed, new roofing, and integration with other systems. One contract, one timeline, no finger pointing between trades.
Being a general contractor also means we understand how buildings work as systems. Your roof doesn't exist by itself - it's connected to walls, windows, mechanical systems, and everything else. When we bid a job, we look at the whole building. Maybe your roof is failing because you're missing proper ventilation. Or water is getting in because the stucco has cracks. We catch these things because we see beyond just the roof.
Construction Projects Across the Central Coast
We've worked on all types of commercial buildings. Wineries throughout Paso Robles wine country. Retail centers in San Luis Obispo. Industrial buildings in Santa Maria. Agricultural facilities near Salinas. Schools, churches, medical buildings, office complexes - you name it. Each type has its own challenges and requirements.
Construction Company
As a full service construction company, we handle new construction roofing along with reroofs and repairs. When you're building a new facility, the roof design matters from day one. We work with architects and engineers during the planning phase to make sure the roof system matches your needs and budget.
New construction is different than retrofit work. Everything is clean and accessible. You can install the best systems without working around existing problems. But you also have to coordinate with other trades - the electricians running conduit, the HVAC contractors setting equipment, the plumbers with their vent pipes. We've been on enough construction sites to know how this coordination works.
Distribution centers, manufacturing facilities, and commercial buildings all have unique roofing needs. Some need roofs that can handle future solar panels. Others need supports for overhead cranes or special drainage to keep water away from loading docks. We design systems using the right materials - standing seam metal, TPO, PVC, modified bitumen - with the proper structure and drainage for each specific application. For buildings with existing issues, our commercial roof repair services can address problems before they escalate.
Skylight Contractor
Skylights are great when they're done right and a nightmare when they're not. We're a certified skylight contractor and we've seen both ends of the spectrum. Manufacturing plants with properly installed skylights flood work floors with natural light, saving money on electricity. But we've also fixed skylights that leaked every time it rained because the installation didn't include proper flashing.
The key with skylights is integration. The skylight itself might be fine but if the curb isn't built right or the flashing doesn't connect properly to the roof membrane, you're going to get water intrusion. We build our own curbs from treated lumber, install the skylight according to manufacturer specs, and then tie everything into the roof system with custom metal work.
Skylight Options for Commercial Buildings
Fixed skylights are the most common for commercial work. They're cheaper and have fewer parts to fail. But operable skylights make sense for buildings that need ventilation - commercial kitchens, warehouses, manufacturing spaces. Operable units can let out heat and steam from industrial processes.
Impact resistant skylights are required by code in some applications now. We use polycarbonate units that can take a beating from hail or falling branches. These units are designed to withstand impacts that would destroy standard skylights.
Metal Roofing
More and more commercial buildings are going with metal roofing these days. Makes sense for the Central Coast climate. Metal handles the temperature swings between hot days and cool nights. It sheds water fast during storms. And with proper coatings, it stands up to the salt air way better than most other materials.
We install different types of metal roofing depending on the application. Standing seam is great for sloped roofs - those vertical panels with concealed fasteners look clean and professional. R-panel or corrugated metal works fine for agricultural buildings or warehouses where appearance isn't the top priority. Metal shingles can match the look of traditional roofing for buildings where you want that aesthetic.
Event venues, tasting rooms, and commercial buildings throughout the area use metal roofing for its durability and appearance. A properly installed metal roof can last 40-50 years with minimal maintenance. For flat roofing applications, we also install TPO and PVC systems that work well for low-slope commercial buildings.
Metal Roof Installation on the Central Coast
Installing metal roofing right requires attention to detail. Panels need to expand and contract with temperature changes so you can't just screw them down tight. The fasteners go through slotted holes with special washers that allow movement. Overlap seams need sealant in the right places but not everywhere or you trap moisture. End laps have to be oriented away from prevailing winds.
We train specifically on metal roofing installation. The manufacturers certify our crews on their products. This matters because if something goes wrong and the install wasn't done per specs, the warranty is void. We've seen other contractors lose warranty coverage because they didn't follow the requirements.
Shingle Roofing
Even though a lot of commercial work is flat or low slope, we still do plenty of shingle roofing on offices, retail spaces, and other buildings. Composition shingles have come a long way. The new architectural shingles look way better than the old three-tab style and they last longer too.
For the Central Coast, we typically use shingles rated for high wind and impact resistance. Some areas near the coast have specific requirements because of the wind exposure. Impact resistant shingles are designed to handle high winds without blowing off like regular ones can.
Color selection matters more than people think. Dark shingles absorb heat which can increase cooling costs. Light colored shingles reflect more sun but show dirt easier in dusty areas. We help customers choose based on their specific situation - building use, surrounding environment, energy efficiency goals.
When to Replace Your Shingle Roof
Most commercial shingle roofs last 20-30 years depending on the quality and how well they're maintained. Warning signs include curling or missing shingles, granules washing off into gutters, dark streaks from algae growth, and visible sagging. If your roof is over 20 years old and showing any of these signs, it's probably time to start planning for replacement.
Sometimes you can add another layer of shingles over the old ones but we don't recommend it. The extra weight stresses the structure and you can't inspect the decking underneath for damage. Better to tear off everything, inspect and repair the deck, and install a fresh system that'll last another 25 years.
Tile Roofing
Concrete and clay tile roofing is popular on the Central Coast especially for Spanish or Mediterranean style buildings. You see a lot of it in downtown San Luis Obispo and on wineries throughout the area. Tile looks great and lasts forever if it's installed correctly.
The thing about tile is the weight. Each square of concrete tile weighs 800-1000 pounds. Clay tiles are a bit lighter but still heavy. Your roof structure needs to be designed for that load or reinforced if you're adding tile over a lighter material. We always check the engineering before bidding a tile job.
Tile roofs need proper underlayment because the tiles themselves aren't waterproof - they're just the first line of defense. Water can get under individual tiles from wind-driven rain. We install double layer underlayment with the seams properly lapped so even if water gets past the tiles, it runs down the underlayment and off the roof without getting into the building.
Tile Roof Maintenance and Repairs
Individual tiles crack or break from impacts, temperature stress, or just age. The good news is you can usually replace individual tiles without redoing the whole roof. We keep common tile profiles in stock for quick repairs. For specialty tiles on historic buildings, we can sometimes find salvage tiles or have new ones custom made to match.
The fastening system on tile roofs needs periodic inspection. The nails or clips holding tiles in place can corrode over time especially in the salt air. Corroded fasteners can allow tiles to slide or fall, creating safety hazards and exposing the roof to water damage.
Flat Roof Systems
Most commercial buildings on the Central Coast have flat roof systems or low slope roofs. These are different animals than pitched roofs. Water doesn't run off as quick so the waterproofing has to be perfect. And you need proper drainage or water ponds up there and causes problems.
We install several types of flat roofing depending on the building and budget. TPO (thermoplastic polyolefin) is popular for its durability and energy efficiency - the white surface reflects heat. EPDM rubber roofing is tried and true, been around forever. Modified bitumen is good for roofs with equipment or foot traffic. And spray foam can be great for oddly shaped roofs or reroofs where you want to add insulation. Regular roof maintenance keeps these systems performing well.
Office buildings with aging built-up tar and gravel roofs often see immediate energy savings when switching to reflective TPO systems. The old black roofs soak up heat while new white TPO reflects it, reducing cooling costs significantly.
Drainage for Flat Roofs
Proper drainage is critical for flat roofs. Water needs to get off the roof fast during storms. We design drainage systems with enough drains for the roof area and rainfall intensity in that location. Each drain has an overflow scupper as backup in case the drain clogs. Scuppers are basically holes through the parapet wall that let water escape if the primary drainage fails.
Ponding water is a flat roof's worst enemy. If water sits on the roof for more than 48 hours after it stops raining, you have a problem. The constant moisture degrades the roofing material and accelerates aging. We check slopes carefully during installation to make sure everything drains to the low points.

Our crews are experienced and trained. We don't use day labor. These are skilled roofers who have been with us for years. They know commercial roofing inside and out. And because we do the full range of services - roofing, sheet metal, gutters, general contracting - you have one company handling everything instead of coordinating multiple contractors.
Serving the Entire Central Coast Region
Our service area covers San Luis Obispo County, northern Santa Barbara County, and southern Monterey County. We work regularly in San Luis Obispo, Paso Robles, Atascadero, Morro Bay, Pismo Beach, Arroyo Grande, Santa Maria, Salinas, and all the smaller communities in between. Whether you're in wine country, on the coast, or inland, we've done projects in your area.
Different parts of the Central Coast have different challenges. Coastal buildings deal with salt air corrosion. Inland areas get bigger temperature swings. Agricultural areas have dust and chemical exposures. We know what works where and we spec materials accordingly.
Get Your Commercial Roof Evaluated
If you're worried about your roof, get it checked out. Most problems start small and get expensive if you wait. A small leak becomes water damage, mold, and damaged inventory or equipment. A few loose shingles become a whole section of roof that needs replacing after the next storm.
We do free roof inspections for commercial properties. We'll come out, get up on your roof, check the condition of the roofing material, look at flashings and penetrations, inspect drainage systems, and give you an honest assessment. Maybe your roof is fine and just needs some minor repairs. Or maybe it's time to start planning for replacement. Either way, you'll know where you stand.
Our estimates are detailed and easy to understand. We break down exactly what work needs to be done and why. We explain your options for materials and systems. And we give you a realistic timeline and budget so you can plan accordingly.
Your roof protects everything underneath it - your building, your equipment, your inventory, your employees. Don't wait until water is coming through the ceiling to deal with it. Give us a call and let's take a look. We've kept Central Coast businesses dry for over 15 years and we're ready to help you too.
